Scheduled walkthroughs of the property, with the mechanical systems checked and everything documented with photos. The owner gets a written report and early notice of anything worth watching, long before it becomes a repair.

Hands-On Maintenance

This is where managers differ. Some book a contractor for every small thing. Others handle the routine work themselves: filters, bulbs, minor fixes, punch-list items done the same day, between vendor visits. A manager with a technical background can also diagnose a problem before deciding whether it needs a trade at all.

Not every property needs all six, and the mix shifts with how often the house is used. I work across all of them as an estate manager with Alerion Estate Management, with the marine and mechanical side coming from fifteen years running these systems on yachts.

Where This Work Happens

Estate management here splits into two markets with different demands. Charlotte's established neighborhoods are primary residences with mature landscaping and older systems. Lake Norman is largely second homes with waterfront, docks, and lifts that need seasonal attention.

I am based on Lake Norman and work as an estate manager with Alerion Estate Management.

Meet Alec Lister

Having grown up following my father into the estates he managed, I spent the next fifteen years managing yachts and estates around the world, from the south of France to Florida. Now I'm bringing that experience to the Lake Norman and Charlotte areas.

I built Vantesso to explain what this work actually involves, because most homeowners here have never come across the role and there is little useful information about it locally.

Today I work as an estate manager with Alerion Estate Management, looking after a small number of homes on Lake Norman.
